I'm not really sure the landlord was the problem with the gym. The one in Middletown moved three times within a year and the one they opened in Shelbyville stayed open less than three months! Moe's biggest problem was they counted on business from the gym so once it closed their business dropped immensely.
Mazzonis lost a lot of their older customers which was probably 90% of their business, because they moved from the old location. There are still a lot of older folks who are hopelessly lost in Middletown looking for them and their oysters. They end up in various businesses asking for directions.....
Mazzonis also never regained the levels of quality and service they used to have. They suffered greatly after moving and never seemed to get things together.
On the other hand Pig City Barbeque seems to be doing quite well in that plaza so I really don't think the location of the problem.
