I have a great Bardstown Rd. location and concept for an all night mid/upscale diner. I need to act fast as the spot is to the first bidder. I can come up with about 20 grand and 40 would do the trick. I wonder if anyone out there is up for this kind of commintment. Equal partners in all accept the concept which is pretty darn simple. Good breakfast food for the masses of people roaming Bardstown rd. The place needs a lot of work, I have plumbers, carpet layers, workman, etc... the cafe comes with 3 upstairs apts. that rent for around 350 a piece. Rent is 4000 a month plus triple net lease...which you know, means all other bills are the renters responsibility... let me know if you are anyone else might be interested. A friend of mine who is in the restaurant biz looked at this location a few weeks ago when the owner of kama cafe had it. He said the roof needed replaced (12-15 thousand) and other major repairs. Landlord was not willing to put in money in. Looks like it would be a money pit.

I also looked at the location....

It needs more work than you think.....in my opinion and my contractor.....

Thanks all for the info. Location, Location, Location.... seating for over eighty, and yes I think it is a little out of my range money wise, but if you have ever rehabbed a house in the west end or portland, like I have< the task isnt as daunting as some think. Someone will take the spot and make a huge success of it.. and triple net leases are pretty standard fare in the restuarant biz. Bardstown road rocks, and it is dying for an all night breakfast spot... hope I get there before someone else does. I checked alot, but not the roof, which I was told was only years old... should have done more homework. Thanks again for the info. Let me know if any prime places come up for rent, I know most of what is our there, but I would really like to open another place. Peace. Bill and Susi

If I am not mistaken, the roof is the landlord's responsibility in a NNN lease!
How are the HVAC, and hot water heater?

Thanks for the bit of information AnneMarie, I am in a NNN lease, and have no responsibility for the roof whatsoever. I guess it is as the contract is written.
