Restaurant deal to good to be true?

Saw this on Craigslist. Is this deal to good to be true? $200k for a restaurant on track to do over 1 million per year?

Highlands Restaurant for sale - $199900
New independent highlands restaurant for sale. Sales of $20,000 per week through first nine months. Location, location, location. New equipment and custom design. Hmm. What restaurant in the Highlands opened about nine months ago? Shouldn't be that hard to figure out ... :mrgreen:
