I'm just asking a basic question: Would this concept work at the Colonial Gardens location, reusing its current landmarked building, and given its own beer garden history?
Sure, this isn't the most German part of town in the Iroquois/Kenwood Hill area, but with the amphitheater across the street and the new coffee shop a few doors down, I think this would be one good idea amongst other possible good ideas for the site.
Would you go for this?

Over yonder in Germany, some pretty big beer halls and beer gardens can be found in out of the way places, relatively speaking, but (a) there usually are numerous public transportation and biking options, and (b) the very concept of making a day of it in the old-fashioned sense survives. As noted above, the Hofbrauhaus-Newport location does a healthy tourist trade and is situated to draw it.
I love the idea, and think the very same thing every time we go up to Mt. St. Francis to walk. It could be the finest beer resort ever seen. Only the church and about $50 million stand in the way ...
