I could be wrong about this (and will happily admit it if I am!), but I have read the managment and business books about TJ's, and based on their stated strategy, the Westport Village development would not be the place they'd choose.

Reason I say that is TJ's MO is to go into more "run-down" or older centers (in areas that still fit their demographics) where they would be the primary draw. This allows them to negotiate the most favorable (read: cheap) lease terms, because they actually become the catalyst for other retailers to move in. Colin Underhill doesn't seem to need that here, nor would I guess he would want to give TJ's below market rates given all the work he's put into that Center.

However, the OLD location for the Westport Kroger - the shopping center just past the intersection of Goose Creek and Westport Rd, where there is a BBQ place, a Baptist Medical Associates and a Tuesday Morning....now that IS more of TJ's style - still well within reach of many of TJ's potential customers, and probably with a landlord who is willing to "deal" given the loss of such a big draw in Kroger.

Like I said, I don't know anything more than what the books indicate is their strategy, but if we play the guessing game, that seems to be a more likely scenario. Heck - I drive to Cincy NOW for TJ's - I'd drive anywhere in the Metro for them!

The OLD Westport Kroger is already on it's way to becoming a kid friendly Gatti-Land sort of place... Jungle Jims or something like that. I saw it in the Northeast weekly that comes with the CJ. They are putting bowling alleys and other fun stuff along with a full service restaurant if I remember correctly. I still wouldn't be surprised to see a TJ's end up in Westport village. It would certainly make a great anchor store.

Old Kroger on Westport

by Doug W » Tue Jul 03, 2007 11:19 am

I thought it was going to be less of a Gatti's and more of a Dave and Busters?

I hope it is the latter.

Cheers,

Doug

I am dissappointed in some of the line up of that center already.

Just what we need.......more chain restaurants!

RJ Gators seafood grill? Alligator tail appetizer?

Indigo Joes sports bar.

Oh yea, that fits with Napa River and Alter ego.

Bummer, I hope the other THREE centers that they are proposing around here will be better.

They just don't get it here.

If i remember correctly, Campbell's Gourmet Cottage was supposed to go in here, until the fire and they found a new location to open in.

From the looks of things around the new Campbell's location, they're not planning on moving, nor does it look like business is bad for them.

I might add that i sorely miss the feel of the original location;
but i'm happy to see the business doing well in the wake of their tragic circumstances (concerning the fire).

The Krogers at Westport and Hubbards and at Holiday Manor are less than 2 miles away; there are 9 Krogers within five miles per Mapquest.

Anyway, I know the lower Brownsboro Kroger is Dirty Kroger and Holiday Manor is Gucci Kroger/Krogucci, so what is the nickname for the Westport and Hubbards Kroger? Soccer mom Kroger? No disrespect to you soccer Moms, I am a soccer Dad and I like you.

I think I read that Burger's Market was a possibility. Anyone able to confirm?

I don't have any confirmation, but I do know this:
Burger's was approached (hard) to move into the Landis Lakes shopping center 3 years ago and declined given that it was a family business, getting toward retirement age and not all of the family members wanted to deal with a second location. I know from John Hale that this is also how Lotsa Pasta feels about another location.

Which makes a huge amount of sense: as hard as it is to manage one location, it's multiplied several times over when you have two as you can't be in two places at once. In my (admittedly biased) opinion, a good part of what makes Lotsa Pasta and Burgers so great is that they are family- owned and OPERATED. It makes a huge difference when the owner is on-site.
